SITE MANAGEMENT

As Brener, we have undertaken the building and site management of our projects to date, ensuring that residents can easily adapt to their new lives. We aim to move away from the traditional management approach and manage buildings professionally, particularly those renovated with a site and residence concept following urban renewal. In line with emerging needs, we meticulously manage the security and advisory staff, cleaning, technical teams, and administrative requirements of sites and residences in the region, both those we have built ourselves and those with such needs.

BASIC DUTIES
1. Financial and Administrative Management
  • Collection and Tracking of Fees: Collection of fees for common expenses (cleaning, electricity, water, maintenance, etc.), initiation of legal proceedings for non-payment.
  • Budgeting and Reporting: Preparing the annual budget plan and reporting expenditures transparently to the Owners’ Committee.
  • Personnel Management: Recruitment, social security procedures and supervision of employees such as porters, security guards and cleaning staff.
  • General Assembly Organisation: Organising meetings of the Owners’ Committee (usually once a year), making decisions and recording them in the decision book.
2. Technical and Maintenance Management
  • Maintenance of Common Areas: Regular maintenance and repair of common facilities and areas such as lifts, boiler rooms, water pumps, roofs, exterior walls, and swimming pools.
  • Cleaning and Environmental Maintenance: Keeping communal staircases, corridors, gardens and landscaped areas clean and tidy.
  • Emergency Management: Taking precautions against situations such as fire and flooding, and creating emergency response plans.
3. Legal and Regulatory Obligations
  • Compliance with the Condominium Law: The management plan must act in accordance with the Condominium Law and relevant legislation.
  • Insurance Procedures: Arrange compulsory earthquake insurance (DASK) for the building and other common area insurance policies.
  • Contract Management: Preparing and monitoring contracts with third-party companies for services such as maintenance, security, and cleaning.
4. Social and Communication Management
  • Ensuring Peace: Resolving disputes between property owners and residents, maintaining neighbourly relations.
  • Enforcement of Rules: Ensuring the implementation of the common usage and conduct rules specified in the management plan (noise, pet rules, etc.).
