Urban Regeneration and Project Management

If you suspect that your building is at risk, you have a test carried out. In this test, specialist organisations inspect your building, take concrete samples and test them. If the results show that the building is not safe for habitation, the urban renewal process begins. We submit the report to the local council. The council makes a demolition decision within 6 months. You agree with a contractor. To assign the task to the contractor you have agreed with, you need to secure a 2/3 majority. So, if you live in a 10-unit block of flats, 7 units need to approve the contractor.

The contractor prepares the project and submits an application for urban renewal to the municipality with the approval of the flat owners. They obtain a permit. They commence construction and complete it within the specified time. The number of square metres that can be built may vary depending on the zoning status of the land on which your building is located. Upon completion of construction, the flats are transferred to the flat owners in the agreed square metres.  Once the urban transformation application and all subsequent legal procedures are completed, the state provides homeowners with a certain amount of rent assistance. It is also possible to obtain bank loans subsidised by the state for urban transformations. Of course, urban transformation is an extremely complex subject that requires expertise.
